We are often asked by property owners and landlords if their property needs rewiring!
There are no simple hard and fast rules. Many factors can affect the wear and tear of an electrical installation, including the materials used and how your property has been used in the past.
It is generally accepted that electrical installations which have been in service for more than 40 years will start to deteriorate and become unsafe over time. It is alarming therefore that many properties still have their original wiring from the 40’s, 50’s and 60’s!

Fixed cables coated in black rubber stopped being used in the 1960’s

Light fittings installed on ceilings close to windows stopped being installed in this way during the 1960’s.

Older round pin sockets or older style black or brown switches and sockets.

Sockets mounted in or on skirting boards.

Braided flex hanging from ceiling roses.

A fuse box with rewireable fuses or push-button trips, cast iron switches or a mixture of fuse boxes.

We would always recommend that you have an electrical inspection carried out first before committing to a rewire. At the end of the inspection, we will provide you with an Electrical Installation Condition Report (EICR) which will identify any damage or wear and tear that could affect the safety of the installation, it will identify which parts of the installation do not comply with the current wiring regulations and help find anything that may cause electric shocks and high temperatures. It will also provide an important record of the installation at the time of the inspection and for inspection testing in the future.
